The short answer

You don't need a broker in your neighbourhood. Mortgages in Ontario are arranged under provincial rules with national lenders, so the process is the same whether you're in Barrie or Brampton: application, documents, verification, lender negotiation, signing. What actually matters is a broker who picks up the phone, explains things plainly, and knows which lender fits your situation. We do all of that from Barrie, for anywhere in Ontario.

We take your application by phone, text, or online, you upload documents through a secure link, and signatures are electronic - the same process banks and lenders use everywhere now. The lenders, the rates, and the products are identical to what you'd get sitting across a desk from someone.

What doesn't change is the part that matters: you get a real person who answers, explains the trade-offs in plain language, and tells you honestly when something isn't a good fit. Appointments run on your schedule, including evenings, and if you're ever passing through Barrie you're welcome to come sit down in person. But nobody needs to - most of our clients never set foot in the office.

Frequently asked questions

I'm in Toronto - can you really handle my whole mortgage from Barrie?

Yes. The application, documents, lender negotiation, and funding are all handled remotely - e-signatures are standard across the industry. The only in-person piece is usually signing with your lawyer, but even that can now be done remotely by some law firms.

Does it cost more to use a broker in another city?

No. Distance changes nothing about compensation - on most residential mortgages the broker is paid by the lender, so the advice costs you nothing. If a broker fee ever applies (usually private or alternative lending), it is disclosed up front, in writing, before you commit.

What about a property in Northern Ontario - any complications?

A couple of practical ones: appraisals can take longer to schedule in remote areas, and rural properties with wells, septics, or seasonal access need lenders who are comfortable with them. We plan for both early so they never become closing-day surprises.

I'm buying a condo in the GTA - anything different?

A few things: the status certificate review, assignment sales (buying from the original purchaser before final closing), occupancy fees on new builds, and Toronto's additional municipal land transfer tax on top of the provincial one. We walk through all of it before you commit.
